Top damper questions
Do I still need a cap with a top-sealing damper?
On a single flue, a model with a screened housing works as the cap whenever the lid is open. Chimneys with several flues still need a cap on the others.
Will a top damper keep my cooled air in?
It closes the flue much more tightly than a worn metal throat plate, so less cooled air rises out of the room between fires. It does not replace sealing other gaps in the house.
Can one be fitted in a single visit?
Usually, yes, when the top tile is sound. A cracked tile gets replaced first, and the adhesive cure time is written on your ticket.

Moving the damper seal to the flue top
The standard damper in a masonry fireplace is a metal plate in the throat, just above the firebox. It closes metal on metal, it sits where heat and moisture attack it, and once it rusts or warps it leaks even when closed. A top sealing damper, also sold as a chimney top damper or top-mount damper, moves the closure to the top of the flue: a gasketed lid closes on a frame fixed to the flue tile with adhesive, a spring holds the lid open, and a stainless cable runs down to a handle in the firebox.
Closed at the top, the whole chimney stays out of the weather while the fireplace is idle, and the column of air in the flue stops being an open path between the room and the outdoors.
What the code asks of a fireplace damper
Section R1001.7.1 of Florida's residential code requires a ferrous metal damper in a masonry fireplace, set eight inches or more above the top of the opening. The damper may sit in the fireplace or up in the chimney that vents it, provided it can be worked from the room. A top sealing damper meets that through its cable and handle. A throat damper in working order is left fully open, and one that is rusted loose is taken out so it cannot drop shut.
Chimney top damper installation limits
The tile decides a chimney top damper installation: it has to be sound and stand high enough above the crown for the frame to seat, and the maker's instructions set the flue sizes, adhesive, cure time and cable length. A decorative gas appliance vented through the flue must have the damper held fully open, as its installation instructions require (these appliances are tested to ANSI Z21.60), and factory-built chimneys take only parts listed for them (R1005.2).
