Smoke from a factory-built fireplace leaves through a metal chimney listed with that fireplace under UL 127, and a metal chimney serving a stove or other heater is listed on its own under UL 103. Where that chimney runs up an outside wall or above the roof, it sits in a wood-framed chase: studs, sheathing, a weather barrier and siding or stucco, with a metal chase cover on top.
Wood chimney chase repair is carpentry that follows the chimney maker. Under section R1005.1 of the Florida Building Code, Residential, a listed factory-built chimney is installed and finished at the top the way its instructions say, and those instructions set the air space to the framing, the fire stops at each floor and ceiling, and what may be fitted at the top. Section R1005.2 allows a decorative shroud there only when its listing names that chimney system.
How water rots a chimney chase
In rotted chimney chase repair, the water is traced from the top down, because the top has the most ways in. A chase cover that has rusted, sagged into a pond or lost its sealant lets water run down the inside of the box, and a storm collar that has slipped opens a gap right at the flue. Water that gets inside dries slowly, so a small, steady leak can soften framing well down the chase before anything shows outside.
