When a sealer makes the leak worse

Film-forming sealers and some paints seal the face of the brick so well that moisture already inside cannot get out. Water still enters through cracks in the crown or open joints, and now it is trapped. It pushes against the coating from inside, blisters it, and can pop the faces off the brick.

When we find a film sealer on a leaking chimney, we test through it where we can and note whether it is part of the problem. Vapor-permeable repellents behave differently, because vapor can still pass out of the wall, and a vapor-permeable product is what we would put back on afterward.

Letting the house dry before closing up

After a chimney leak is fixed, the wet parts of the house need to dry before they are covered. Insulation that stayed wet can hold moisture against the framing, and drywall repaired over a damp cavity can stain again or grow mildew.

We note which areas were wet and suggest leaving insulation pulled back and ceiling repairs until moisture readings return to normal. That may add a few days before painting, but it avoids doing the interior work twice. Wet insulation that has flattened or discolored is replaced rather than dried. The readings we take are written down, so the next trade knows where to start.

A roof valley that runs into the chimney

Where two roof slopes meet, the valley between them carries a lot of water. If a valley ends at or beside a chimney, that water hits the side of the stack at speed and can overwhelm the flashing on that side, especially if the flashing there was not built for that much flow.
