Sizing a cap screen so it does not choke the draft

A screened cap keeps sparks, rain and animals where they belong, but a screen also restricts the flue. For a screen that acts as a spark arrestor, FBC Residential R1003.9.2 sets a ratio: the open area of the mesh must be four or more times the open area of the flue it covers.

The cap has to stand tall enough, and its mesh has to be open enough, for the flue beneath it. Screens also clog with soot and debris over time, and a clogged screen can push smoke back into the room. Checking and clearing the screen is part of every trip to the top of the stack.

When an addition leaves the chimney too short

Chimney height is not settled once and forgotten. Section R1003.9 of the residential code measures the top of the stack against its surroundings: it has to clear anything built within 10 feet of it by 2 feet or more, and rise 3 feet or more above its own roof penetration.

A second story, a raised roof or a new dormer built near an existing chimney can leave it short of that line, and the result is weak draft and smoke in the room when wind crosses the new roof. The fix for a short chimney is a design question: what it would take, and which trade would carry it out.

Taking off old tar, silicone and paint

Earlier repairs have to come off before new work goes on. Roof cement on flashing, silicone smeared over crown cracks, and paint or film sealer on brick all stop new material from gripping the old. They also hide the condition of what lies underneath, which is the part we need to judge.

Removal takes scraping, cutting and sometimes a masonry cleaner suited to the brick. It adds time, and we would rather say so up front than discover it halfway through the job. When an old patch is in the way, its removal is priced apart from the repair it makes room for.
