Water on the racked shoulders

As a chimney narrows, the brick is racked in steps, and each step is a small ledge exposed to rain. BIA's chimney note prefers solid brick laid on a setting bed over those steps. Where a mortar wash is used instead, it asks for the wash to fill each step individually rather than bridge over the whole rack in one sloped layer. A bridged wash cracks away from the brick and hides a void where water collects.

When we repair a shoulder, the finish goes back in the form BIA describes, sloped so water leaves each step. The top of each step is also checked for loose units before it is covered.

Loose courses at the top of the stack

Brick in the uppermost courses is open to weather on every side and to whatever runs off the crown above it. Once the mortar holding those units has washed out, the bricks rock or lift when pushed, and water pours straight into the inside of the stack. Resetting works when only a handful are loose: each unit is lifted, cleaned of old mortar and bedded again.

When the rocking extends across several courses and through the wall, the section is dismantled to the first solid course and relaid. The crown and any cap are removed beforehand and set back on the finished brick.

Keeping the wall at its code thickness

Florida's residential code sets a minimum thickness for the walls of a masonry chimney: 4 inches nominal, built of solid units or of hollow units grouted solid. That minimum does not relax during a repair.

When a brick is cut out and replaced, the new unit fills the full depth of the old one, and the joints around it are packed full. Thin slips of brick glued to the face, or a pocket left half empty behind a new face, would thin the wall. We cut out and replace full units so the stack keeps its required thickness everywhere we have worked on it.
