The Florida Building Code wants the top of a masonry chimney finished in concrete, metal or stone, sloped so water runs off, with a drip edge and a sealed break where the flue lining comes through. A crown that was troweled on as a thin mortar wash, flush with the brick and set hard against the flue tile, falls short of that description.
Such a wash cracks as the tile and the masonry expand at different rates, and water finds the cracks. The repair depends on what we find. Fine cracks in crown concrete that is otherwise solid take a flexible sealant made for crowns. A crown that is broken through, lifting, or built without an overhang is better replaced with a new cast crown that has a proper slope, an overhang and a drip groove, plus a bond break at the flue so the tile can move without cracking it again.
We check the crown from the roof, sound it for hollow spots, and look at the brick just below it for the staining that tells how long water has been getting in. On a multi-flue chimney the crown also carries the cap, so a loose cap can point to a crown that has lost its grip.
