Checking the hearth extension against the opening
The hearth extension is the noncombustible floor in front of and beside the fireplace, and its size follows the size of the opening. For an opening smaller than 6 square feet the code asks for 16 inches in front and 8 inches to each side; at 6 square feet or more, 20 inches in front and 12 to each side (FBC R1001.10).
The inspection measures the opening and the extension, and checks the extension for cracks or loose tiles that could let an ember reach wood below. A short extension is recorded with the amount it falls short by. Raised hearths are measured the same way, at floor level in front.
Flue area against an appliance connector
For a stove, furnace or other appliance, the flue it vents into may not be smaller in area than the connector feeding it (FBC R1003.14). The inspection reads the connector size and compares it with the flue or liner. Too small restricts the exhaust; much too large lets it slow and cool. For gas appliances, sizing comes from NFPA 54 and the appliance's installation manual instead.
When two appliances share one flue, each connection is checked, since the combination changes what the flue has to carry. The manual for each appliance is asked for at booking so the check has the right numbers.
Flashing where the chimney meets the roof
The joint between chimney and roof is covered by two layers of metal: base or step flashing worked in with the roofing, and counterflashing let into the brick that laps over it. The inspection looks for counterflashing pulled out of its joint, sealant used in place of a proper lap, gaps at the corners, and rust or holes in the metal.
The code covers roof flashing in its roofing chapter, chapter 9 of the Residential volume, alongside the roofing maker's details. The findings describe the flashing only; the condition of the roof covering itself is left to a roofer. Loose or missing counterflashing is measured along each side of the stack.
