Continuous L flashing and why we prefer steps at a chimney
Section R905.2.8.3 of the Florida Building Code, Residential allows sidewall flashing on shingle roofs to be done by the step-flashing method or with a continuous L flashing, a single bent strip running the length of the wall. Both are allowed methods for a sidewall.
At a chimney, we prefer steps. The chimney and the roof move separately, and individual pieces let the roof move without dragging the flashing with it. A single strip fastened along its length has to be sealed at every shingle, and it lets water that gets under one course travel the full length.
Preparing a joint so sealant holds
Sealant in a flashing detail, whether in the top of a reglet or at a lap, is only as good as the joint behind it. BIA Technical Note 19B recommends a good grade of polysulfide, butyl or silicone sealant over an oil-based one, and insists on proper priming and backing.
Done right, the job starts with a clean, dry joint, dust blown out of the reglet, primer where the sealant maker calls for it, and a backer so the sealant is the right depth. Sealant smeared over a dusty surface is what we end up removing on earlier repairs. Each sealant also has a cure time before rain, which sets when the joint is finished.
Flashing nailed straight into the brick
One shortcut we find on earlier repairs is flashing nailed through the brick face or into mortar joints to hold it in place. Each nail is a hole for water, and nails in mortar loosen as the joint weathers, which lets the flashing sag and open.
The fix is to remove the nailed metal, fill the holes with mortar or sealant as the surface allows, and replace the flashing with base pieces fastened to the roof and counter flashing held in a reglet. The nail holes need filling whether or not they were leaking. Brick faces cracked by the nails are noted with the masonry work.
