Continuous L flashing and why we prefer steps at a chimney
Section R905.2.8.3 of the Florida Building Code, Residential allows sidewall flashing on shingle roofs to be done by the step-flashing method or with a continuous L flashing, a single bent strip running the length of the wall. Both are allowed methods for a sidewall.
At a chimney, we prefer steps. The chimney and the roof move separately, and individual pieces let the roof move without dragging the flashing with it. A single strip fastened along its length has to be sealed at every shingle, and it lets water that gets under one course travel the full length.
Tabs folded around the corners
Corners are the weakest point of a flashing joint, because two faces of metal meet there and water can get between them. In the Brick Industry Association's flashing brief, base flashing begins at the lower end of each face that runs down the slope, perpendicular to the ridge, a tab wraps each corner, and every lap and seam is sealed.
A properly folded tab carries the metal of one face around onto the next, so there is no open seam at the corner. Cut square corners and gaps closed only with caulk are among the failures we see on earlier repairs, and they are rebuilt with folded or soldered corners.
Membrane base flashing on a low-slope roof
Low-slope roofs covered with a membrane use a strip of the membrane itself as the base flashing at the chimney, turned up the brick and adhered to it per the membrane maker's instructions. The top edge of that strip is where these joints fail: it peels from the masonry and water runs behind it.
