Above the damper, the fireplace narrows into the flue through a smoke chamber, and that narrowing can be built by stepping bricks inward course by course. Left rough, those steps catch smoke, collect soot and give heat a jagged surface to work on. The mortar there takes more heat than anywhere in the chimney except the firebox.
We look at the chamber from below with a light, noting missing mortar, open joints and bare brick. A chamber that needs work gets its own line, because repairing it means working overhead through the damper opening, which is slow and careful work.
When an addition leaves the chimney too short
Chimney height is not settled once and forgotten. Section R1003.9 of the residential code measures the top of the stack against its surroundings: it has to clear anything built within 10 feet of it by 2 feet or more, and rise 3 feet or more above its own roof penetration.
A second story, a raised roof or a new dormer built near an existing chimney can leave it short of that line, and the result is weak draft and smoke in the room when wind crosses the new roof. The fix for a short chimney is a design question: what it would take, and which trade would carry it out.
What a yearly check catches while it is still small
The yearly inspection that NFPA 211 calls for is where small defects are found while they are still small: a hairline crack in a crown, a flashing edge starting to lift, a joint going sandy at the roof line. Each is a short repair on its own.
