Air openings the termination needs
Some factory-built chimneys are cooled by air moving between their pipe walls, and their terminations have openings for that air. The installation steps for several models carry the same note on their drawings: do not seal ventilation openings. Some chase-style terminations also call for small noncombustible spacers at the corners of the chase, so the chase top sits on them with an air space beneath it.
A new cover has to preserve every one of those openings and spacers exactly as the drawing shows. Sealing them to stop a leak can overheat the chimney, so we trace leaks to their real source and leave the openings alone, as drawn.
Height above the roof after the top is replaced
The fireplace manuals we work from set how high the termination must stand. The outlet has to clear the spot where the pipe comes through the roof by 3 feet or more, and clear any roof surface inside a 10-foot radius by 2 feet or more.
A new chase cover leaves the termination where it is, so the height does not change with the job. Roofs do change, though: an addition, a new dormer or a raised ridge nearby can leave an old termination too low. While measuring, we check the height against that rule and note any shortfall as a separate matter to resolve.
Clearance inside the chase
Factory-built chimneys are listed with a required air space between the pipe and anything combustible, including framing and insulation. One manual for a common chimney series states 2 inches. When a chase top is off, the top of that space is visible, and it is a good time to check that insulation has not slumped against the pipe and that a previous repair did not add framing too close to it.
Anything inside that clearance is pulled back or noted. The same manual calls for ceiling firestops at each floor of the chase or every 10 feet of height, and a missing one is written up for the chase repair.

Why not just seal around the pipe?
Filling that ring ties a hot pipe to the sheet metal, and the manuals leave it open for that reason. Rain is kept out by the storm collar above the ring, which is sealed to the pipe itself.
