A damper plate that has rusted thin
A throat damper is a cast iron or steel plate on a pivot, sitting in a frame at the top of the firebox. Rust works on it from both sides, with moisture coming down the flue from above and ash and condensation below.
Once the plate thins, it warps, stops seating in its frame and eventually breaks at the pivot. We check the plate by feel and by tapping, since a coat of soot can hide how much metal is left. A plate with sound metal is cleaned and its pivot freed, and a thin one is replaced with a damper sized to the throat.
A hearth slab that has dropped
A hearth that has cracked straight across, with one side sitting lower than the other, has lost support underneath. The code calls for masonry hearths to be supported by noncombustible materials and reinforced to carry their own weight and the loads on them, and a slab set on wood framing or without enough reinforcement can settle. The repair starts below the surface. We check what the slab sits on before pricing anything, because resetting tile on a slab that is still moving produces the same crack again. When the support is the problem, the slab gets priced instead of the tile.
A lintel that is pushing the brick
The masonry above a fireplace opening sits on a lintel, which the code requires to be noncombustible, with at least 4 inches of bearing at each end. Where that lintel is a steel angle, rust is its weakness. Steel grows as it rusts, and a rusting angle can lift or crack the brick it carries, which shows as a horizontal crack just above the opening or a course of brick that has bowed. Surface rust that has not moved the brick is cleaned and protected.
An angle that has lost metal or already cracked the face needs the brick above it taken down, a new angle set with full bearing at each end, and the brick relaid. We tell you which, with what we measured.
