A closed damper is not a seal

A throat damper is a metal plate that closes against a metal frame, and even a good one does not seal tightly. Years of heat and moisture warp the plate, rust the frame and loosen the handle, and gaps open along the edges. Smaller animals squeeze through, and bigger ones settle on the ledge right above the plate.

During an animal job the damper is treated as a partial barrier, and the fireplace opening is covered as well until the flue is clear. If the damper cannot close at all, its repair is priced separately. A damper that is beyond saving can give way to a top-sealing damper mounted on the flue itself.

Exclusion first, closure second

Sealing a bat roost is a two-step job under the Florida rule. First, a one-way exclusion device goes on the opening the bats use, so they can leave at night and cannot come back. Second, the device has to stay put for a minimum of four days and nights in a row on which the National Weather Service forecasts lows above 50 degrees, and only after that can permanent repairs close the opening.

Counting only nights forecast to stay above 50 degrees gives the device a fair chance to clear the roost. The estimate for a bat job shows both steps and the earliest date for each.

Handling droppings safely

Droppings from birds and bats are more than a mess. Histoplasmosis, the CDC explains, is caught by breathing in spores of a fungus that grows in those droppings, and disturbing the material is what puts the spores in the air. Dry sweeping and household vacuums do exactly that.

The safe approach is to dampen the material to keep dust down, collect it with filtered equipment, bag it and clean the surfaces after. Whoever does the work wears respiratory protection. For homeowners the rule is simpler: leave droppings in the firebox and on the shelf alone, keep the damper closed, and let the clean-out take care of them.
