Wood around a fireplace opening has its own limits. The code sets how close combustible trim and a mantel may sit to the opening and, within a set distance, how far they may stick out for each inch they sit back from it (FBC R1001.11). Radiant heat can dry and darken nearby wood over the years.
The inspection measures what is there against those limits. A mantel added after the fireplace was built is worth measuring twice, since it came later than the design. Scorching, darkened paint or a surface too hot to touch after a fire are clues that trim sits too close even before the tape comes out.
Brick and joints above the roofline
Masonry above the roof takes weather on every face. The inspection looks for brick faces that have spalled off, mortar joints worn back from the surface, cracks that step along joints or split through brick, and courses no longer in line with the ones below. Where a gas appliance vents into a masonry flue, the flue's lining and size are checked against NFPA 54 and the appliance's manual. Work on the appliance itself is separate, done to its manual, and a gas smell means calling the gas utility or 911 from outside first. The vent's cap is checked for a screen or hood that has come loose.
