Tabs folded around the corners

Corners are the weakest point of a flashing joint, because two faces of metal meet there and water can get between them. In the Brick Industry Association's flashing brief, base flashing begins at the lower end of each face that runs down the slope, perpendicular to the ridge, a tab wraps each corner, and every lap and seam is sealed.

A properly folded tab carries the metal of one face around onto the next, so there is no open seam at the corner. Cut square corners and gaps closed only with caulk are among the failures we see on earlier repairs, and they are rebuilt with folded or soldered corners.

Why base flashing is fastened to the roof deck

Base pieces, meaning the step flashing and the back pan, are fastened to the roof deck, near their top edges where the roofing above covers the fastener. They are not nailed into the brick. The roof deck and the chimney move independently, and flashing fixed to both tears or pulls loose.

Counter flashing, on the other hand, is held by the chimney: wedged and sealed in its reglet. The two layers meet only where the counter flashing laps over the base flashing, which leaves them free to slide. Flashing we find nailed into mortar joints or through the brick face is replaced, and the holes are filled.

Why aluminum stays away from fresh mortar

Aluminum flashing is light, cheap and easy to bend, and it turns up on chimneys for those reasons. The problem is contact with masonry. According to the Brick Industry Association, fresh mortar is alkaline enough to corrode aluminum, so aluminum is not a flashing metal for brickwork.

Aluminum set into a reglet with fresh mortar, or lying in constant contact with wet brick, corrodes where it touches. We use copper or stainless steel for anything set into the masonry, and where a roof requires aluminum for compatibility, the detail keeps the aluminum away from the brick with a separate counter flashing.
