Loose courses at the top of the stack

Brick in the uppermost courses is open to weather on every side and to whatever runs off the crown above it. Once the mortar holding those units has washed out, the bricks rock or lift when pushed, and water pours straight into the inside of the stack. Resetting works when only a handful are loose: each unit is lifted, cleaned of old mortar and bedded again.

When the rocking extends across several courses and through the wall, the section is dismantled to the first solid course and relaid. The crown and any cap are removed beforehand and set back on the finished brick.

Why caulk over a crack makes the next repair bigger

Caulk spread over a cracked joint looks like a quick fix. It seals the surface for a while, but it does not bond to the mortar in a lasting way, and once it splits it holds water against the brick behind it.

When the joint is finally repaired, every trace of the caulk has to be cut out before new mortar can bond, and the joint is often wider than it would have been. The same goes for cement troweled over a face. Old patch material comes out as part of the repair. That extra cutting is part of why an old patch makes the proper repair larger than the crack looked.

Stopping the water before the mortar work

Before any mortar is mixed, the question is how water reached the damage, because a repair that leaves the water path open will be repeated. Rain gets into a chimney above the roof at a short list of places: the crown and its seal around the flue tile, a missing or damaged cap, the shoulders, open joints on the most exposed face, and the flashing. Those points are checked and closed first, or at the same time as the masonry work. They sit next to the masonry lines, so it is clear why each repair is there and what it protects.
