Folded, welded and sealed seams

One-piece chase tops have seams only at their corners, where the skirt folds down. A very large chase, or one with an unusual shape, may need two sheets joined across the top.

Every seam is a possible leak, and fireplace manuals call for caulking all seams on the chase top. Corner seams are folded so water runs over them rather than into them. Joints across the top are folded and locked or welded, then sealed, and placed where water runs across them rather than along them. Fewer seams in the flat means fewer places to fail, which is why we cut one sheet where the chase size allows.

What we find when the old top comes off

Lifting a leaking chase top shows the history of the leak. Dark staining on the top plates, soft spots in the sheathing, rusted nail heads and slumped insulation are the kinds of things we find. Sometimes the framing is sound and only needs to dry out. Sometimes the top plate has rotted enough that fasteners will not hold.

We probe what we can reach, describe what we found, and price framing and sheathing repairs apart from the cover, so its price stays clear. A new cover is not screwed down over wood that will not hold it, and the repair is done first.

Checking the top pipe section while it is exposed

With the old cover and the cap off, the top section of the chimney pipe is in plain view. Rust on its outer wall, a dented section, or a loose joint between sections all show clearly at that moment, and they are hard to see at any other time. Damaged chimney pipe is not patched: sections are part of the listed system and are replaced with the maker's parts for that model.

If we see damage, you get the part name and a description of what we saw. If the pipe is sound, the new cover and the cap go back on and the section is covered again.

Before you order a new chase top

Will you replace the cap on the pipe too?

Only if it is damaged, and then with the part the fireplace maker lists for that model. A sound listed cap is reinstalled over the new cover.

Can rotted framing be fixed at the same time?

Yes, and it has to be solid before a new cover is fastened down. Rotted top plates or sheathing are repaired first and shown on the estimate apart from the cover.
