Where the sealant goes depends on the model, and its installation steps say so. One maker calls for waterproof caulk where the storm collar meets the pipe; another also seals the joint between the storm collar and the chase top. None of them fill the open ring around the pipe at the collar. After a new cover goes on, we fit a new storm collar or refit the old one if it is sound, and set it snug.
A water heater or furnace vent in the same chase
Some chases carry a vent from a heating appliance or water heater next to the fireplace chimney. That vent is its own listed system, with its own maker's cap and clearances, and the chase top treats it as a separate penetration. It gets its own collar sized to its pipe and its own storm collar, spaced from the fireplace pipe as its instructions require.
We do not change that appliance's vent or cap. If its cap or storm collar is damaged, we name the problem and who should replace it, so the fix stays within that system's own instructions.
Chase top metal near salt water
Flat, horizontal sheet is the shape the International Molybdenum Association's stainless guidance scores as riskier outdoors, and it adds points for sheltered crevices and for nearness to salt water. Salt deposits on a flat top stay put between rains and hold moisture against the metal. On a chase close to the coast, galvanized sheet runs out of zinc quickly, and even the common stainless grade can pit.
Where the exposure calls for it, we propose Type 316 stainless, whose molybdenum resists chloride pitting, or copper, and name the choice in writing. A rinse with fresh water during chimney service helps any metal up there.

FAQ
Chase cover questions from Sawgrass
Will you replace the cap on the pipe too?
Only if it is damaged, and then with the part the fireplace maker lists for that model. A sound listed cap is reinstalled over the new cover.
Can rotted framing be fixed at the same time?
Yes, and it has to be solid before a new cover is fastened down. Rotted top plates or sheathing are repaired first and shown on the estimate apart from the cover.
