Anchoring a full-crown cap into sound concrete

An outside-mount cap covers the whole crown and fastens down through its own flange or legs into the crown or the top course of brick. The anchors are masonry anchors set into drilled holes, in a metal compatible with the cap so the fasteners do not corrode against it. Their hold depends entirely on what they are set into. Crown concrete that powders when drilled, or edges that are already cracked, will not keep an anchor tight through years of wind load. Testing the crown with the drill before committing to this cap type is part of our visit, and if the concrete fails that test, crown repair is written up as the first line and the cap second.

Clearing nest material before capping

Putting a cap on over an old nest traps the problem inside. Twigs, leaves and droppings on the smoke shelf block the draft and can catch fire from the first ember that reaches them. So the flue is cleared from the top and the shelf is cleaned from below before a new cap goes on.

If an animal is still inside, it has to come out first, and that is a separate job, priced on its own. The room below is covered while the debris comes down. The cap is the final step, the one that keeps the cleared flue clear, and it goes on as soon as the clearing is finished, the same day when the cap is already on hand.

Water the cap cannot stop

The cap guards only the flue opening. The crown around it takes the same rain, and when it cracks or pulls away from the flue tile, water enters the top of the masonry and runs down inside the chimney. The result looks just like an uncapped flue from below: water in the firebox and rust on the damper. That is why a cap visit includes a close look at the crown surface and the joint where the crown meets the tile. When crown repair is needed, it appears as its own line, priced apart from the cap, making it clear that the new cap was not sold as a cure for a crown leak.
