A crack that climbs through the mortar joints in steps, around the bricks rather than through them, is masonry following its weakest path. It can mean the footing settled at one corner, that the chimney was built with too few ties to the house, or simply that the mortar shrank long ago.

Width tells part of the story. We measure it at a few marked points, and where a crack is wider at the top than at the bottom, the chimney is probably rotating away from the house. That pattern turns a repointing job into a question about the footing, and the two lead to very different repairs.

Why new mortar should be softer than the brick

In a masonry wall, the mortar is the part meant to be sacrificed. When the wall moves or water passes through it, the joint should crack or weather before the brick does, because a joint is easy to repoint and a brick is not. That only works if the mortar is weaker than the brick around it.

ASTM C270 sets out mortar types by their properties, and choosing one means matching the brick in the wall instead of grabbing the strongest bag on the shelf. Hard, cement-rich mortar packed around soft brick sends the movement into the brick faces, which then crack and shed. So the brick gets looked at first, and the mortar is chosen after.

FBC Residential section R1003.19 calls for that space to be fireblocked with noncombustible material, so a fire in one space cannot climb beside the chimney to the next.
