The products we use on chimneys are vapor-permeable, silane or siloxane based, so water vapor can still leave the masonry. They go on after repairs, after the brick has dried, and at the coverage rate on the maker's data sheet. That makes the repellent an optional last step that follows the fixes it depends on.
Metal chimney parts close to salt water
Near the coast, salt carried on the wind settles on every metal part of a chimney and holds moisture against it. Galvanized caps, chase covers, fasteners and flashing lose their zinc coating faster under that film and start to rust sooner than the same parts further inland.
