Testing the open flue as its own zone

An uncapped flue is tested last, after the crown, because it is the highest entry point. With the crown sheltered, water is run into the flue opening at a rate like steady rain.

Water from an open flue runs down the liner and lands in the smoke chamber, on the damper and in the firebox. If that is where the leak shows, and the other zones stayed dry, a cap sized to the flue is the fix. If the water shows up on a ceiling instead, the liner itself may have open joints that let water out into the masonry on its way down.

Telling condensation from rain

Condensation leaves different evidence from rain. It appears on dry days, often soon after the appliance has been running; it can leave dark, acidic streaks and crumbling mortar inside the flue; and the moisture tends to show near the base of the chimney and at the connection to the appliance rather than near the roof.

If the timing points that way, we check the flue size against the appliance, and whether the flue is lined at all. Under R1003.11, a masonry chimney needs a lining that fits what is connected to it, and a correctly sized liner is the fix for condensation. Flashing or sealer will not cure it.

When a sealer makes the leak worse

Film-forming sealers and some paints seal the face of the brick so well that moisture already inside cannot get out. Water still enters through cracks in the crown or open joints, and now it is trapped. It pushes against the coating from inside, blisters it, and can pop the faces off the brick.

When we find a film sealer on a leaking chimney, we test through it where we can and note whether it is part of the problem. Vapor-permeable repellents behave differently, because vapor can still pass out of the wall, and a vapor-permeable product is what we would put back on afterward.
