Mortar joints run level, but a roof runs at a slope. Counter flashing along the side of a chimney has to bridge that difference, and it is cut in steps to do that: each piece set into a level joint, with its lower edge angled to follow the roof and lap over the step flashing beneath it.
Each step laps the one below it so water runs from piece to piece down the slope. The laps between steps have to point downhill. A counter flashing cut as one long diagonal strip, set into the brick at an angle across several courses, leaves open slots through the face of the brick where water can enter.
Surface-mounted termination bars and their limits
Some counter flashing is not set into the brick at all. It is screwed to the face of the chimney through a metal termination bar, with sealant along the top edge. That detail turns up on quick repairs because it avoids cutting the masonry.
The weakness is that everything depends on that sealant. Brick is porous and uneven, water runs behind the bar as the sealant ages, and every screw is another hole. We use surface-mounted bars only where a reglet cannot be cut, such as some stone faces, and we flag the maintenance it will need.
Flashing nailed straight into the brick
One shortcut we find on earlier repairs is flashing nailed through the brick face or into mortar joints to hold it in place. Each nail is a hole for water, and nails in mortar loosen as the joint weathers, which lets the flashing sag and open.
The fix is to remove the nailed metal, fill the holes with mortar or sealant as the surface allows, and replace the flashing with base pieces fastened to the roof and counter flashing held in a reglet. The nail holes need filling whether or not they were leaking. Brick faces cracked by the nails are noted with the masonry work.
