Through-wall flashing when brick is being relaid
The detail the Brick Industry Association draws for chimneys runs the counter flashing through the full thickness of the chimney wall and turns it up into the air space inside, so water soaking into the brick above is collected and sent back out. Its guidance says flashing that stops short of going through a wythe is little better than none.
That detail can only be built while the brick is being laid. When a chimney is being rebuilt above the roof, it is the better option and we plan it into the rebuild. On an existing chimney that is staying, a reglet in a mortar joint is the practical repair.
Hemmed edges on the flashing
The exposed lower edge of counter flashing is folded back on itself, a hem, rather than left as a raw cut edge. The hem stiffens the metal so it lies flat against the base flashing instead of curling, and it gives water a clean edge to drip from.
A raw edge can ripple, lift in wind and let water wick back underneath. On aprons and counter flashing we hem the exposed edges where the metal allows it. It is a small thing that makes the joint last longer and look finished from the ground. Hems are formed on the bench before the piece goes up.
Checking the flashing from inside the attic
From the attic, with a light, we can see the underside of the roof deck around the chimney. Daylight showing through at the chimney edge, dark staining or soft wood on one side, or water trails on the rafters all point to specific pieces of flashing.
We also check that the roof deck stops short of the chimney with the clearance the chimney needs, rather than being jammed against the brick. The attic check is repeated after the first heavy rain following the repair, as the simplest confirmation that the new flashing is doing its job. Any wet insulation found against the chimney is pulled back to dry.
