New masonry and the four-week wait

A freshly built or rebuilt section of chimney is full of water from its own mortar. The maker of the siloxane we apply asks for a minimum 28-day cure on new masonry before treatment. BIA suggests waiting longer still on new brickwork, at least a month after the building is closed in and preferably a year, so the salts carried out as that construction water dries, known as new building bloom, are not sealed under a coating. When the top of a chimney has been rebuilt, the repellent is scheduled after that cure, with the earliest date it can go on agreed in advance.

Protecting windows, skylights and shingles

Silane and siloxane products react with unprotected glass as well as brick, as BIA's note points out, and the note adds that these chemicals can etch glass. The maker of the product we apply adds paint, plants and asphalt-based materials such as roof shingles to the list of things to keep clear. So before any spraying, the glass in windows, skylights and doors close to the stack is covered, the roof surface around it is shielded, and plants below are protected as the directions describe. Any overspray that reaches an uncovered surface is washed off with soap and water straight away.

Holding off while salts are still coming out

White efflorescence is a sign that water is still travelling through the masonry and depositing salt where it dries. BIA's position is that brickwork with a history of it should be coated only after the moisture source has been corrected, because salts that cannot reach the surface may crystallize just behind it and break the face. So the steps run in order: the deposit is brushed off dry, the water path is found and repaired, and the wall is watched for fresh deposits before any treatment is booked. If the white returns, the repair is not finished, and treatment waits.

Will waterproofing stop water coming into my fireplace?

Not if the water comes down the flue or through the crown. Those paths are closed with a cap or crown repair, and treatment of the brick faces comes afterward if it is still needed.

Is there anything to prepare before treatment day?
