Leaks through screws in the crown

Every chimney cap has to be fastened to something, and some are screwed straight down through the crown. Each screw is a hole in the slab that keeps rain out of the chimney. If the holes were not sealed, or the sealant has aged, water follows the screws into the core of the stack.

We check how the cap is fastened and whether the screw holes are sealed. The fix can be as simple as resealing them, or moving the cap's fixing onto the flue tile itself so the slab has no holes at all. The holes are then tested with the rest of the crown, before and after the fix.

When a sealer makes the leak worse

Film-forming sealers and some paints seal the face of the brick so well that moisture already inside cannot get out. Water still enters through cracks in the crown or open joints, and now it is trapped. It pushes against the coating from inside, blisters it, and can pop the faces off the brick.

When we find a film sealer on a leaking chimney, we test through it where we can and note whether it is part of the problem. Vapor-permeable repellents behave differently, because vapor can still pass out of the wall, and a vapor-permeable product is what we would put back on afterward.

Damp mortar in the smoke chamber

The smoke chamber, the tapered space between the damper and the flue, is where water coming down the inside of a chimney tends to collect. Damp or crumbling mortar there, or a rust-stained smoke shelf, shows that water has been getting into the flue or the core of the stack for some time.

A light from the firebox shows the chamber on every leak call. Damp mortar there points us to the flue top and the crown before the outside faces. Mortar that has washed out also needs repair once the leak is stopped, and that is a separate line of work.
