Silanes on dense surfaces

Of the clear repellents, silanes have the smallest molecules. BIA's note explains that the small size helps them get into dense materials, and that they are supplied at high concentrations of active ingredient. The reaction that makes them water-repellent goes fastest on alkaline surfaces like concrete and concrete block, which act as their own catalyst.

On less alkaline clay brick, some products carry an added catalyst to help. Where a chimney has a very dense brick, a block section, or a concrete element that needs treatment, a silane or a blend led by silane may suit it better, and we explain the choice made.

Visibly dry brick and a rain-free window

For a penetrating product to soak in, the pores need to have room for it. The maker's directions call for clean, structurally sound masonry that is visibly dry, and they rule out wet or saturated surfaces. They also ask for a six-hour window with no rain expected, unless the treated wall can be sheeted with plastic. After a run of wet days, brick can look dry at the face while still holding water further in, so on the day we check the brick itself, pressing and looking at freshly scraped mortar, rather than relying on the forecast and the look of the surface alone.

The test patch before the whole chimney

Brick varies from wall to wall, and a treatment that looks invisible on one chimney may darken another slightly. A trial area shows how much product the brick drinks, how it looks once dry, and whether water beads on it after cure. BIA recommends trial areas of at least 10 square feet in a spot that represents the surface to be treated, cured as the product maker directs before judging. On a chimney, that means one section of one face done first, sprayed with water once it has cured, and compared side by side with untreated brick next to it before any decision on the rest.
