Absorption through the faces versus water through openings
Masonry takes on water in two distinct ways. Rain can soak slowly through the faces of brick and mortar, spreading as a dark, damp patch across a whole wall. Or it can run in through a specific opening: a crack, an open joint, a failed crown or a gap along the flashing. The Brick Industry Association treats clear repellents as a tool for the first problem, reducing how much the faces absorb, and says little can be expected of them against the second.
So on a chimney we sort the two before anything is proposed. Openings are repaired with mortar, brick or metal. Absorption through sound faces is what a treatment is for.
The crack width a repellent will not bridge
A penetrating treatment lines the pores of the masonry; it does not fill a gap. BIA's clear-coatings note draws the line precisely, saying these products seldom keep water out of cracks more than 0.02 inch wide. That is about half a millimeter, roughly the thickness of five sheets of printer paper stacked together.
Wider openings, such as an open head joint, a cracked brick or a separation under the crown, pass water straight by the treated surface around them. Those are fixed with mortar or new units first. The treatment, if it still makes sense, comes once the wall is closed.
Old sealer on the brick
Sealer applied in the past may still be on the brick, and a new treatment has to work with it or replace it. According to BIA, penetrating repellents are typically incompatible with film-forming coatings already on the brick, and putting one over the other can lead to clouding or poor penetration. Signs of an old film include a gloss, a whitish haze or patches that have peeled away.
