Stair-step cracks along the bed and head joints

Zigzag cracks that climb a chimney along the horizontal bed joints and the short vertical head joints are movement cracks. The mortar gave way along its weakest path, which is the pattern a sound wall is designed to allow. The cause can be settlement, thermal movement, or pressure from something inside the wall such as rusting steel.

Once the cause is dealt with and the movement has stopped, the cracked joints are raked out along their whole length and repointed. A crack filled from the surface without raking stays a crack behind a thin skin of new mortar, and it reopens.

Loose courses at the top of the stack

Brick in the uppermost courses is open to weather on every side and to whatever runs off the crown above it. Once the mortar holding those units has washed out, the bricks rock or lift when pushed, and water pours straight into the inside of the stack. Resetting works when only a handful are loose: each unit is lifted, cleaned of old mortar and bedded again.

When the rocking extends across several courses and through the wall, the section is dismantled to the first solid course and relaid. The crown and any cap are removed beforehand and set back on the finished brick.

Reaching the stack without damaging the roof

Masonry repair means carrying brick, mortar and tools onto a roof and working there for hours. Shingles, tiles and metal roofing can all be damaged by foot traffic, dropped material or mortar splatter.

We plan access before the work starts: ladder positions that do not crush gutters, roof protection laid around the chimney, and mortar mixed on the ground where possible. For tall or steep chimneys, staging or scaffolding may be needed, and you know that before the job is booked. Any roof damage we find that was already there is pointed out before we begin. After the work, the roof around the chimney is swept and checked for debris.
