Leaks through chase siding and trim

A framed chase is a small wall, with siding, trim and corner boards like any other wall of the house. Its joints fail in the same ways: caulk gives up at corners, siding laps open, trim boards rot at the bottom. Water that gets behind the siding runs down inside the chase and can appear on an interior wall or ceiling.

Testing a chase means wetting the siding in sections, just as we would brick faces. If the leak is in the siding rather than the chimney parts, the finding names the carpentry or siding work needed.

The mortar joint just above the counter flashing

Counter flashing is held in a mortar joint or a sawn slot in the brick. If that joint is open, cracked or packed only with old sealant, water running down the face of the chimney slips in behind the counter flashing and runs straight past both layers of metal.

That leak looks like a flashing failure from inside, yet the metal itself may be fine. Testing the face just above the flashing line separately from the flashing below tells the two apart, and the repair may be repointing that joint and resetting the metal rather than replacing it. Both results go on the finding.

Water on the damper from the flue top or crown

When water lands on the damper, it came down the inside of the chimney. There are two main ways: straight down an uncapped flue, or down through the core of the stack from a cracked crown, then out through a gap into the smoke chamber.

The two look alike from the firebox, but a quick look at the top can tell them apart, since a missing cap is obvious. Where the flue is capped and water still reaches the damper, the crown becomes the main suspect, along with the joint between the crown and the flue tile, and those are tested next.

Will the water test make my leak worse?
