A quarter inch per foot away from the pipe
One fireplace maker's manual gives the minimum fall for a chase top: at least 1/4 inch per foot, sloping down away from the pipe opening. That may look slight, but it is enough to keep water moving on sheet metal as long as the sheet is stiff enough to hold its shape. A slope that reverses anywhere, even over a few inches, creates a low spot where water sits and the metal stays wet. A level goes on the finished top in several directions, and on a larger chase the sheet gauge is chosen so the slope holds across the span between the supports.
Screws through the skirt sides
Every screw that goes through the flat of a chase top is a hole in the part of the cover where water runs. Installation steps for these chimneys fasten the top through its sides instead.
We drive the fasteners through the skirt into the chase framing, below the joint the skirt protects, spaced closely enough to hold the edge flat in wind. The screws are in a metal compatible with the cover, with sealing washers where the maker calls for them. The flat of the new top stays unbroken except for the pipe collars, and the old screw holes in the framing are filled so the new screws bite fresh wood.
Clearance inside the chase
Factory-built chimneys are listed with a required air space between the pipe and anything combustible, including framing and insulation. One manual for a common chimney series states 2 inches. When a chase top is off, the top of that space is visible, and it is a good time to check that insulation has not slumped against the pipe and that a previous repair did not add framing too close to it.
Anything inside that clearance is pulled back or noted. The same manual calls for ceiling firestops at each floor of the chase or every 10 feet of height, and a missing one is written up for the chase repair.

FAQ
Chase cover questions from Hilliard

Can rotted framing be fixed at the same time?
