BIA's residential chimney note calls for single-wythe chimneys to be attached to the structure with corrosion-resistant metal ties at a set spacing. If those ties rust through, or were left out when the chimney was built, the chimney can separate from the wall, opening a gap at the top. The repair depends on the cause: new ties, work at the footing, or rebuilding the separated section.
We measure the gap at several heights and record it, and structural questions go to an engineer. Where the stack meets the siding, the joint is closed to weather at the face without filling the air space the code requires behind it.
Keeping the wall at its code thickness
Florida's residential code sets a minimum thickness for the walls of a masonry chimney: 4 inches nominal, built of solid units or of hollow units grouted solid. That minimum does not relax during a repair.

Thin slips of brick glued to the face, or a pocket left half empty behind a new face, would thin the wall. Paint and some coatings on brick form a film that slows the escape of moisture. Water that gets into the brick through a crack or open joint then dries out more slowly behind the film, and the face can peel, blister or crumble under it.
