Brick faces are tested one side at a time, with a spray that wets the face the way driven rain would. The flashing below is shielded or already known to be dry, and the crown above stays dry. A face that is losing its brick surfaces or has open joints can pass water through the full thickness of the wall.

Face leaks often take time to appear and show as damp patches rather than drips. That is where the moisture meter earns its keep. The face that leaks is recorded, along with whether the cause is open joints, damaged brick or simply porous masonry.

The storm collar on a factory-built chimney

Where a factory-built chimney pipe comes up through the chase cover, a storm collar clamps around the pipe and sheds water over the joint. If the collar slips, loosens or its sealant fails, rain runs down the outside of the pipe into the chase.

That water can reach the fireplace unit and the framing without ever touching the chase cover itself, so a leak on a factory-built system is not automatically a cover problem. The collar and its sealant are listed parts of the chimney system, and repairs follow the chimney maker's instructions. The mortar joint just above the counter flashing

Counter flashing is held in a mortar joint or a sawn slot in the brick. If that joint is open, cracked or packed only with old sealant, water running down the face of the chimney slips in behind the counter flashing and runs straight past both layers of metal.

That leak looks like a flashing failure from inside, yet the metal itself may be fine. Testing the face just above the flashing line separately from the flashing below tells the two apart, and the repair may be repointing that joint and resetting the metal rather than replacing it. Both results go on the finding.
