The airspace around a chimney in the attic
The code keeps wood framing at least 2 inches from a masonry chimney that runs inside the house or within an outside wall, and at least 1 inch from one that stands wholly outside the walls (FBC R1003.18). The attic is the easiest place to see whether that gap exists.
Insulation packed against the brick, a joist nailed tight to the chimney, or roof sheathing that touches it all get noted. So does darkened or charred wood near the stack, which is evidence that heat has been reaching it. Where the attic cannot be entered, the findings say so. Boxes stored against the chimney are pointed out as well.
What a cap should do, and how it fails
A chimney cap sheds rain, bars animals from the flue and holds sparks in. To do that it has to sit square on the flue or crown, be fastened so wind cannot lift it, and keep its screen whole. The inspection checks each point: legs or band loose on the tile, fasteners rusted, mesh torn or clogged with soot, a lid dented low enough to choke the draft.
A missing cap is noted with the flue's outside size so the right one can be fitted. Where one cap covers several flues, it is checked against every opening under it.
