Flashing where the chimney meets the roof
The joint between chimney and roof is covered by two layers of metal: base or step flashing worked in with the roofing, and counterflashing let into the brick that laps over it. The inspection looks for counterflashing pulled out of its joint, sealant used in place of a proper lap, gaps at the corners, and rust or holes in the metal.
The code covers roof flashing in its roofing chapter, chapter 9 of the Residential volume, alongside the roofing maker's details. The findings describe the flashing only; the condition of the roof covering itself is left to a roofer. Loose or missing counterflashing is measured along each side of the stack.
White deposits on brick and what they reveal
A white, powdery bloom on chimney brick is salt, carried out of the masonry by water and left on the face when that water dries. The bloom itself does little harm, but it maps where water is traveling.
On the outside above the roof, it points to water entering from the crown, the cap or the brick faces. Inside, on firebox brick or the wall next to the chimney, it means water has worked its way through to the inside. The inspection notes where the bloom sits and follows it back toward the likely entry point, and that trail goes into the findings.
The chase top on a factory-built chimney
Some factory-built chimneys rise through a framed chase finished in siding, with a metal cover on top. That cover sheds water off the chase and seals around the chimney pipe with a collar and a storm collar.
The inspection checks the cover for rust, dents that hold standing water, and a collar gap that lets rain run down the outside of the pipe. Inside, stains on the chimney sections or the framing below point to a cover that has already let water through. The chimney's own cap, part of the listed system, is checked at the same time. A cover that pools water tends to rust through at the low spot first.
