Cracks that pass through the brick itself

When a crack runs straight through the brick units instead of around them through the mortar, the brick carried the stress. That can mean the mortar was harder than the brick, a heavy load or impact hit that spot, or rusting metal inside the wall pushed the brick apart.

A cracked unit does not heal with a surface fill. It is cut out, the pocket is cleaned, and a matched brick is set in fresh mortar. The cause is recorded as well, because replacing units without dealing with it can lead to new cracks nearby. The replacement is set flush with its neighbors and tooled to match.

Marking a crack to see if it is still moving

Some cracks are old and stable; others are still opening. Telling them apart can take time. A simple method is a pencil line and a date at both ends of the crack, plus a width reading at one marked point. On a later visit the marks show whether the crack has grown longer or wider.

A small plastic crack monitor fixed across the crack does the same job with a scale. A stable crack is repaired as a joint or unit repair. A moving one gets its cause found first, since mortar alone will not hold it. The readings are dated, so the next check compares like with like.

Water on the racked shoulders

As a chimney narrows, the brick is racked in steps, and each step is a small ledge exposed to rain. BIA's chimney note prefers solid brick laid on a setting bed over those steps. Where a mortar wash is used instead, it asks for the wash to fill each step individually rather than bridge over the whole rack in one sloped layer. A bridged wash cracks away from the brick and hides a void where water collects.
